Overview
Nine tenants. Zero closure days.
A 22,000 sq ft retail plaza housing nine independent businesses restaurants, salons, a Pilates studio, a wine shop. Their existing built-up roof had reached end of life with active leaks above two of the food-service tenants.
We tore off and replaced with a Carlisle Sure-Seal EPDM 60-mil rubber system, fully adhered. Work was sequenced over six weekends Friday 9pm through Monday 5am so each tenant lost zero business-hour minutes. We delivered tenant-notice letters two weeks in advance, posted daily progress updates to the property manager's portal, and the plaza never closed.
Coordination
The roof is one job. The tenants are nine.
A protocol per tenant.
Each tenant had a different rhythm. The wine shop opens Tuesday. The Pilates studio runs 5am classes. The restaurant covers brunch on Sunday.
We mapped each business's hours, deliveries, and pinch-points, then built the schedule around them. Nobody got "no", and nobody got "we'll figure it out tomorrow."
