Coordinated tightly with the GC and project schedule. Single-ply membrane systems specified to drawings, with stamped tapered insulation submittals, vapor barriers engineered for occupancy type, and edge-metal that meets ANSI/SPRI ES-1 wind ratings.

  • BPVC single-ply Sika Sarnafil, IB Roof Systems. Hot-air-welded seams. KEE blends for chemical resistance on industrial roofs.
  • CEPDM rubber Carlisle Sure-Seal, Firestone RubberGard. 60 / 90 mil. Black or white reflective. Long-form roll widths to reduce seam count.

Restoration & coatings.

A coating program can extend a working roof another 10 to 15 years for a fraction of replacement cost and qualify as repair-and-maintenance expense rather than capital depreciation. The right move when the roof is tired, not failing.

  • ASilicone restoration Henry, Tropical Roofing, GacoRoof. Single-coat or two-coat builds. Highest-rated UV resistance for Georgia summers.
  • BAcrylic coatings Cost-effective for low-slope membrane in good condition. Reflective white finish proven cooling-load reduction.
  • CSPF (sprayed polyurethane foam) Closed-cell foam plus elastomeric topcoat. Adds R-value while restoring waterproofing.
  • DSubstrate prep Power-washing, seam reinforcement, fastener tightening, cricket fabrication. Coatings only succeed on a properly prepped roof.
  • E10-yr material + 5-yr labor warranty Renewable. Recoats are scope-of-work, not a new construction project.
